Sales Advisor - New Homes

So…. What is this role exactly?

This is a rare opportunity for an experienced New Homes Sales Advisor, to join our small, friendly and collaborative Sales team, and have responsibility for the sales of a number of our affordable new homes based throughout the Bolton area.

It’s a great time to join the team, as YHG continues to grow and develop our extensive portfolio of properties. It’s this growth which is the reason we now have this role available! This additional Sales Advisor opening will support our already Board agreed investment into our asset base over the next 5 years and our significant growth aspirations.

We are looking for someone who enjoys the challenge of and excels at hitting their targets to achieve optimum sales values, in line with scheme approvals and RICS (Royal Institute of Chartered Surveyor) valuations.

What will my working week look like?

You will work predominantly onsite (at one of our show homes) with the occasional day at home throughout your working week. We trust our team to manage their own diaries, so if you need time for an appointment, the school run or an exercise class, we’re open to what works for you too.

You’ll usually work Monday to Friday, but on occasion you may be required to work during one day of the weekend – when this happens, you’re free to take a day off during the week.

Ideally you will be based in Bolton or the surrounding areas, where the majority of your territory will be. Preferably you will also live within a reasonable travelling distance to our wellbeing, collaboration and meeting space, Youggle House in Warrington, which you will also need to visit for team days, meetings and training when required.

What will I be responsible for doing?

First and foremost, you will be responsible for selling first tranche sales of YHGs shared ownership homes provided through the affordable homes programme.  This will involve selling properties through the Homes England Shared Ownership scheme, as well as first let of Rent to Buy and/or our Private Rental properties.

You will take ownership for the full sales lifecycle with customers, maintaining necessary records and documentation during all stages of the Journey, and will be responsible for meeting potential buyers to showcase our properties and their specifications, communicating a consistent brand message to customers.  You will assess potential buyer’s eligibility, affordability and ensure all documentation is collected for any auditing purpose, in line with Homes England (capital funding guide) and company policies and procedures.

One of the great things about this role is this is genuinely a warm sales role, where you can make a huge impact on a customers’ life - most customers you will deal with, will have made initial enquiries to us and will want to engage with you. They will also want to partner with you on which of the above solutions is potentially right for them, so targets are realistic and achievable, and you will have the opportunity to really make an impact to the customers you work with, often in securing their very first home.

And what would make me stand out from the crowd?

To be a successful New Home Sales Advisor here at YHG, you will have….  

  • Previous experience selling new build homes
  • A good understanding and knowledge of UK affordable housing schemes (Shared Ownership/Rent to Buy)
  • Experience of successfully achieving targets

This role is really suited to someone passionate about providing Customers with a best-in-class experience, from their initial enquiry right through to completion, ensuring right first sale / first let of our properties. 

As you’ll be out and about meeting customers, access to your own vehicle is required, and we will of course reimburse your travel expenses.

In return we offer a salary of circa £30,000 - £31,500 for a 35 hour week, and 25 days annual leave (holidays also increase with length of service) plus Bank Holidays, but our employee offering provides much more than just a competitive salary and holiday allowance.
